Sample Owner Statements

The following lists every available owner statement in Cornerstone’s Property Management Software and provides a quick overview of each statement’s functionality. Where applicable, click the report name to see a more in-depth review of that specific report. A default report is automatically included in your report list when your Owner Portal and Management account is created.

NOTE: The default monthly statement is ‘Owner Statement Simple’

Additionally, each owner’s statement can be broken down into four primary styles. Some owner statements are combinations of the styles defined below:

  • Simple: These owner statements list all appropriate transactions within the statement period.
  • Summary: These owner statements list each account’s balance as of the end of the statement period.
  • Detail: These owner statements separate each account’s information on the statement and list the details of all appropriate transactions within the statement period.
  • By Building: These owner statements separate each building’s information on the statement. Any transactions that are attached to the portfolio but not any building are listed at the beginning of the report.

Owner Statement – All Detail

This statement displays a payment summary separated by unit and a list of expenses summarized by account with current month and year-to-date information. Additionally, it can include a table of escrowed security deposits and/or all unpaid bills.

Owner Statement – Detail

This statement displays a portfolio cash summary and the details of all transactions. Additionally, it can include a table of escrowed security deposits and/or all unpaid bills.

Owner Statement – Detail by Building

This statement displays a portfolio cash summary and the details of all transactions, grouped and totaled by individual building. Additionally, it can include a table of escrowed security deposits and/or all unpaid bills.

Owner Statement – Month & YTD

This statement displays a portfolio cash summary and summary account information for the current month and accumulated year-to-date totals for all G/L accounts. Additionally, it can include a table of escrowed security deposits and/or all unpaid bills.

Owner Statement – Month and YTD by Building

This statement displays a portfolio cash summary and summary account information for the current month and accumulated year-to-date totals for all G/L accounts, grouped and totalled by building. Additionally, it can include prior year-to-date totals, a table of escrowed security deposits and/or all unpaid bills.

Owner Statement – Property Summary

This statement displays a summary of current period and year-to-date beginning and ending portfolio balances, income, expenses, management fees, and owner contributions and draws. Additionally, the statement includes unit-level detail on scheduled rent and details of all transactions impacting the cash balance.

Owner Statement – Simple by Building

This statement displays transaction details with a running ledger of the owner’s balance, grouped and totaled by individual building. Additionally, it can include a table of all unpaid bills.

Owner Statement – Simple

*Best-suited and most preferred. This statement displays transaction details with a running ledger of the owner’s balance. These transactions can be listed by date, or be separated by building and/or unit. Additionally, it can include a table of all unpaid bills.

Owner Statement – Summary & Detail

This statement displays transaction details, as well as a summary of transactions by account. Additionally, it can include a table of escrowed security deposits and/or all unpaid bills.

Owner Statement – Summary by Building

This statement displays all transactions summarized by account and broken down by each building in the selected portfolio. Additionally, it can include a table of escrowed security deposits, management fee calculations, and/or all unpaid bills.

Owner Statement – Summary

This statement displays the portfolio cash beginning and ending balances along with the sum of all transactions summarized by account. Additionally, it can include a table of escrowed security deposits, management fee calculations, and/or all unpaid bills.

Owner’s Property Statement

This statement displays a portfolio summary, showing the beginning and ending portfolio balance, current balance, total unpaid bills, effective balance, and portfolio minimum. The next section presents month-to-date and year-to-date totals for income, expense, contributions, draws, and adjustments, followed by a 12-month account summary for each property.
